Tokyo AA and Rakusei form strategic partnership
The collaboration between Tokyo AA and Rakusei aims to develop high-potential real estate projects, bringing Japanese expertise to Vietnam.

Tokyo AA Corporation has officially become the exclusive strategic partner of Rakusei Co., Ltd. in Vietnam, marking a significant step in expanding Japanese real estate expertise into the country. The partnership, signed in Tokyo on March 3, focuses on identifying and developing promising real estate projects aligned with both companies’ visions and standards.
With Vietnam’s real estate market showing signs of recovery after a period of legal challenges, Rakusei sees this as an opportune moment to enter the market.
“The industry is entering a new cycle, and this partnership allows us to strategically position ourselves for future opportunities,” said Shinzo Koike, Chairman of Rakusei.
For Tokyo AA, the collaboration goes beyond business expansion. “This partnership enables us to gain deeper insights into sustainable development, drawing from Rakusei’s expertise in creating high-quality, community-driven projects with a distinct Japanese approach,” noted Toru Kurata, Chairman of Tokyo AA.
As part of the agreement, Rakusei will provide market research and strategic guidance, helping Tokyo AA navigate Vietnam’s evolving real estate landscape. The company will also support project management, operational efficiency, and investment sourcing from Japan, facilitating broader expansion.
The first joint project is set to launch in Ho Chi Minh City, with both companies aiming to introduce a landmark development in the near future.
Founded in 2016 and headquartered in Tokyo, Rakusei specializes in real estate development with a core philosophy of creating spaces that foster joy, comfort, and community engagement. Through this partnership, both companies are set to redefine urban living in Vietnam with a blend of innovation and cultural heritage.
