Why does Tan Hiep Phat enter real estate sector at this time?
Tran Qui Thanh: Increasing growth of real estate sector is not the reason for Tan Hiep Phat’s participation in real estate sector. Growth or downfall of this sector can be the risks or opportunities. The downfall of real estate may offer opportunities to some people and the growth may cause risks to the others.
Tan Hiep Phat is interested in real estate sector as everyone and all sectors are related to real estate. It is an interesting sector especially when our country is developing, requiring the huge demand for widening cities and expanding business.
Tan Hiep Phat surely chooses the appropriate moment to enter this sector in order to ensure our competitive advantages as much as possible. In addition, once we have mastered everything in our core industry, we will engage in other industries under careful consideration.
Which role will the real estate sector play in Tan Hiep Phat in the coming time?
Tran Qui Thanh: Real estate will be a sector given priority to development.
At present, the real estate market is quite hot, many experts predict that it will lead to "bubble burst" in the future. Are you concerned about that?
Tran Qui Thanh: As I said before, the reasons we participate in real estate are not only this sector is growing but also it is the time for us to join in other sectors.
There always are some people getting rich and some going bankrupt at this time in any industry. We choose real estate to expand our business because it is an important sector contributing a lot to the country's GDP.
Which role will Tan Hiep Phat participate in the real estate sector: Project investor, developer or collaborator, etc.?
Tran Qui Thanh: The motto of Tan Hiep Phat is "nothing is impossible". The role Tan Hiep Phat plays depends on types of project. We might serve as investor, developer or collaborator... The point is to have the opportunity and we will exploit the opportunity if we have.
Tan Hiep Phat will not give priority to any segment, because each segment has the advantages at certain stage. We will invest in the segment which generates profits.
Land fund is a must to develop real estate sector, may you disclose the land fund that Tan Hiep Phat owns?
Tran Qui Thanh: The group has a few small land funds both in and out the boundary of industrial parks. Our four factories only cover 160 hectares.
How much will Tan Hiep Phat invest in real estate?
Tran Qui Thanh: Probably we will spend small amount about a few thousand billion of Vietnam dong.Thank you very much.
